Applicant Information

Dear Applicant,

Thank you for choosing to apply with us! As we provide high quality experience to our Residents; we are seeking long term, high quality residents.

Please read the below information and instructions fully:

Scoring Criteria: 

Applications are processed on a point system and scored based upon factors including, but not limited to: rental history, income, employment, criminal and eviction history, and credit score. If your application does not meet our minimum qualifications, it could result in being denied or an additional security deposit may be required.                                                                    

  1. If you are a registered sex offender, it will result in this application being automatically denied.
  2. If you have had a felony within the last 5 years, it will result in this application being denied.
  3. If you have had an eviction in the last 5 years, it will result in this application being automatically denied.
  4. If you have an open bankruptcy or an open collection from a landlord or property management company, it will result in this application being automatically denied.
  5. We do not allow more than 3 unrelated adults in a rental home.
  6. Your income should be at least 3X the monthly rent. We do combine all adult's income. If you do not meet the income requirement of making at least 3X the monthly rent, it will affect your score. If the income is less than 2X it will result in this application being automatically denied.
  7. The average credit score required for a property is varies and is set by the owner.
  8. All applicants must register and sign our Pet Policy at (Foothillspm.petscreening.com) a link can be found on our website. This is free for no pets or ADA/ESA.
  9. We do accept section 8 housing vouchers on certain properties but not all properties, that will be listed on the property page on our website.
  10. A valid U.S. government-issued photo ID and Social Security Number is required to apply. If you do not have a Social Security Number, we can accept a green card or visa and we will run an international background check. We cannot use an ITIN to process the application. 
  11. If ANY information is found to be false the application shall be automatically denied- so be sure to answer each question fully and honestly.

Pet Policy:

Please confirm the pet policy for this property. Many of our homes are pet friendly and will accept a maximum of 2 pets. If you apply for a home and wish to have a pet, you will need to pay a non-refundable pet fee of $150-$300 per pet depending on weight. You will also have to pay a monthly pet rent of $25 - $45 depending on your pets FIDO score through our 3rd party Pet screening provider. We do accept assistance animals per state and federal guidelines. Please contact our office with any questions. 

 

Smoking and Marijuana Use: 

NO tobacco or marijuana smoking is allowed inside of ANY of our rental homes. Marijuana use, possession, and/or growing are prohibited at all of our rental homes and violators will be evicted per our lease agreement.

 

 

 

Next Steps: 

Each occupant, age 18 and above, must fill out an individual application and pay a NONREFUNDABLE application fee of $40 per adult. Application fees must be received BEFORE the application can be processed.

  1. An incomplete application will delay the process and may result in another applicant being approved while we wait for your information.
  2. Once we receive your completed application we will have it fully processed and notify you of the results within 48 -72 business hours of receipt.
  3. If approved, you will need to immediately sign the lease AND pay the security deposit. Until we receive the signed lease AND the security deposit we will continue to accept and process applications for the property.

Required Documentation:

  1. A valid form of ID (i.e. driver’s license)
  2. Copy of your social security card
  3. Proof of monthly income (i.e. one month’s most recent pay stubs, offer letter for new employment or last years’ tax return IF you are self-employed)
  4. Current and correct contact information for your rental references
  5. Registration at Foothillspm.petscreening.com
