Who needs to fill out an application?
Any person(s) who will be living in the property at or over the age of 18 must fill out an application. -
Who needs a cosigner?
It is recommended to have a cosigner if you are a first time renter, or your credit score and/or income do not meet requirements. Co-signers are required to have a minimum 700 credit score and available net monthly of at least 2.5x the monthly rent amount. -
Q:Can you hold a property for me?
We do not hold properties off the market, once you are approved for a property, money must be collected within 48 hours. -
Is my deposit refundable?
Yes. We require the property to be in the same condition as the move in inspection, at the time of move out. We will then have 30 days to complete the security deposit disposition. Note: if repairs are needed after move out, they could be deducted from security deposit. -
What if my credit does not meet the requirement?
If credit is the only factor that does not meet the application requirements, you are likely to have to pay a higher deposit. We cannot make any concrete decisions until application is processed. -
How do I view a home you have for rent?
To view a property, you must schedule a showing online. You need to have a cell phone that is SMS capable and follow the instructions provided in the SMS you receive after entering your information into the scheduling system. Should you be unable to get the system to work or you do not own a cellphone you can come to our office with your Driver’s License and a $20.00 key deposit to check out a key for one hour. Our office is open for key checkouts Monday-Friday from 9 AM-4 PM. Wednesdays we open at 10 AM -
Do you accept Section 8?
Acceptance of housing assistance is case by case for each property. Please check descriptions of properties or call our office if you have questions about a specific property. -
How much is your application fee?
Our application fee is $60 and nonrefundable. -
What is your pet policy?
Our Pet Policy is determined based on the property requirements, as well as a third party pet screening application. -
What would get my application denied?
Negative Rental History, Eviction within the last 5 years, income requirement of 2.5x the rent is not met, background check does not meet our requirements, credit score does not meet our requirements. -
If I am not the only/first application on the property, how do you decide who gets to rent it?
We process all applications in the order we receive them. In the event that we have multiple processed applications on one property, we choose the most qualified fit for that property. -
