SHOWING INSTRUCTIONS: To view a property you must check out a key from our office. We do key check outs Monday through Friday 9am to 4pm, for properties located in Anderson, properties outside of Anderson we stop checking out keys at 3pm. We require a $10 key deposit, with a valid ID to check out any key. We can hold a debit/credit card if there is no cash, one hour to view home. We legally can not discriminate on location of properties, however you are more than welcome to contact the local Police Department for more information.

APPLICATION INSTRUCTIONS: To apply for one of our properties, make sure that you have all the required documents handy and ready to attach to the application. To submit the application, GO TO: www.foothillspm.com or drop your application off at our office Monday-Friday 9am-5pm.
APPLICATION FEE: $40 per person. Non-Refundable. Everyone 18 and older must submit an application and pay application fee.
APPLICATION TURNAROUND TIME: 3-4 business days

PET SCREENING FEE: GO TO: https://foothillspm.petscreening.com regardless if you have a pet or not, this must be completed before final review of your application. Pet screenings are $20 for the first pet and $15 for additional pets, there is no charge for no pet and/or ADA/ESA assistance animals. BREED RESTRICTIONS: Pitbulls, Rottweilers, Staffordshire Terriers, German Shepards, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, wolf-hybrids. Exotic animals, farm animals, etc.
RENT PAYMENT OPTIONS: Rent is due the 1st-5th of every month. If application is accepted and the lease agreement starts after the 5th, rent will be prorated (rent will only charge for the number of days living there for that month) Payment MUST be paid online in the Tenant Portal, or with a Pay Near Me Slip at any Seven Eleven, or CVS for a $3.99 fee. Payments for rent put in our dropbox will be charged a $5 processing fee.
SECURITY DEPOSIT REQUIREMENT: Security Deposits are typically equal to the monthly rent amount. However, in cases where there are more perceived risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.
SMOKING: All our properties are non-smoking properties. No smoking is permitted inside or anywhere on the premises of the property.
